My 4 year old daughter and I had the best time at Delta Bay! The entire staff especially Jimmie and Candy were so helpful and friendly! I loved our spot which backed up to the corn fields. My 4 year old daughter and I had the best time at Delta Bay! The entire staff especially Jimmie and Candy were so helpful and friendly! I loved our spot which backed up to the corn fields. There is a marina directly across from the park and you can launch your paddle board there as well as rent solar boats. We really enjoyed daily bike rides on the levee road! We also enjoyed the pool and my daughter LOVED their game room. I would highly recommend staying here, it’s a very interesting part of California and also very close to Sacramento and San Francisco so you can easily do a day trip then retreat back to the peaceful delta! The sunsets were incredible and the landscape is a photographers dream!

We were warmly welcomed and check-in was easy. Our site was spacious and right next to a wide grassy area adding more privacy than we anticipated. We felt safe at all times, neighbors mostly kept to themselves but said hello and waved. I'd say that the majority of guests are full-time and some of the vehicles we walked past seem as though they haven't been moved in several years. The location is near local highways but seems remote. Driving through the little town with all its marinas, restaurants,and gift shops made us think of old-time Hawaii or Florida. Really very cute. The east bathroom could use updating and repair as the outside privacy fence is falling down but it had soap and TP and seemed serviced. A bit pricey at $65/night but even so, I think we'd go back. We recommend this place as a nice getaway from the hustle and bustle. Our dog liked it too. :)

Location is 4 miles down a levee road so this location feels almost like boon docking, but with full hookups. Unfortunately, when we visited, we had to move locations twice because the electric panels didn't work. No lawn maintenance was completed until 1 day before we left. Internet was broken and not repaired for our entire stay. This may be a great place to stay when fully staffed 'in season'; parking spots each have ample grass space but no picnic tables.

We liked this place a lot. We called ahead and were told to pick a spot near the front and pay in the morning. There are lots of permanent residents (over half, I would guess), and they were friendly, hard-working folks. We appreciated having a level spot with ample shade, a recently painted picnic table, and the availability of garbage and recycling bins. The park has a laundry area with 6 washers, 4 dryers, all coin-operated and reasonably priced, which was much appreciated after a week in the central valley heat and Yosemite.
Although we didn't use the pool, fenced dog park, or other common areas, we liked their looks and can imagine those staying longer enjoying that. The camp hosts were busy the next morning sweeping off sidewalks, etc. It is a well cared for place.
Although there are no real negatives to the place, we would go with 4 stars imply because of access and location issues. To get to the park, one must drive out a long, narrow, and at times winding spit, and then go down a steep slope into the park. I can imagine a longer rig having a difficult time with that, though many of the permanent residents have bigger rvs and 5th wheels, so it clearly can be accomplished.
As for location, I guess it depends on your needs. It is near a marina on the San Joaquin River, and those with a boat as well could enjoy this place for months while mooring nearby. As a drive thru option for weary travelers, it feels a little off the beaten track.

We heard this was the only tiny house community in Northern California, so we just had to visit the resort with our tiny house in tow. We were really surprised how convenient the location was-- it is next to the San Joaquin River and a hour drive to San Francisco/Oakland and Sacramento. The monthly rate is really affordable at only $600 a month, we were not able to find any other place that was close to this price. Our site was grass and shaded and we enjoyed living in a rustic country park not a parking lot.
Unfortunately we were not successful in our job search in the area, but we will come back if we can find a job in the SF Bay Area.

“Quiet campground in the California Delta”

We stayed here for 6 nights in June 2017. The section is we stayed in (rows A-D) had long, level pull-through sites with full hookups (30Amp), and had beautiful trees that provided lots of welcome shade. The other side of the park had some trees, but not as many, and just wasn't as pretty. There is a small pool, but it wasn't open during our stay. There are tennis courts and small dog park. The staff was very friendly. Right across the street is a marina with a small store and a deck - we watched the sunset there a couple nights and it was very nice. The park is located on the Delta Loop which is a road that runs along the San Joaquin River. The breeze off of the river blows right through the park and it was so nice to sit outside under the trees. There are several marinas, restaurants, and a few other RV parks on the Delta Loop. It's a very laid-back area that reminded me a bit of old Florida. The nearby town of Isleton has a historic main street and an excellent BBQ restaurant run by a man from Mississippi, so he knows his BBQ! This location would be good for exploring San Francisco, Napa, and Lodi - are all within an hour's drive.
The park was bought by new owners a few years ago and it is evident that they are putting in a lot of work to improve it and make it nice. There is a section for RV storage that included several very old, junky RVs, a boat, and a car that all looked like they hadn't been moved in years.
You have to take Highway 12 to get to this area, and it's a 2-lane highway with people who seem to want to drive 100 mph. Every time we were on this highway it stressed us out as we were constantly being tail-gated/passed by aggressive drivers. This is not the park's fault obviously, but something to consider if you plan to come here.
The cell service was strong.

While this area wasn’t originally on our radar, it was a nice place to unwind from our 5 weeks of continuous fast pace travel throughout Southern California. Park Delta Bay also turned out to be a perfect home base for exploring the bay area. We were nervous about driving our fifth wheel through the crazy city traffic in order to explore San Francisco, so taking a day trip was much more pleasant for us.
During our stay at Park Delta Bay, we had time to catch our breath, connect a little more with the community, and enjoy peaceful mornings under the shady trees and sunset walks along the water. The park has great amenities, is well-kept, continuously improving, and would be a great spot for family camping trips. The spots are spacious and incorporate nature much more than other RV parks we’ve stayed at, which we liked. Across the street are a general store and a marina where you can hang out on the dock.
Down the street is a fun locals bar called the Lighthouse where we enjoyed a luau themed karaoke party!
Isleton has a quaint, small-town, old-fashioned feel about it that we genuinely enjoyed. The area is called the California Delta and is formed by the merging of the Sacramento and San Joaquin rivers, which means there is also plenty of water activities to enjoy.

We were in the area across from the office, close to the entrance (loop A through D). This is by far the nicest part of the campground. Long pull-through sites, full hookups, nicely landscaped, lots of shade. The part to the west of the office is a bit run down, with some cabins that have seen better days. In the back is a row of nice tent sites. Then all of a sudden, under a large tree, a boat trailer that has been stuck there for a year or more. Under another tree there is a car that has been sitting there for a number of years. Those things are a bit spooky.
We would have liked our site to be a bit wider. If you are side by side, the neighbors are a bit too close, especially if they have slide outs.
The staff was very friendly and helpful. The other guests were nice, we even made a few new friends here.
Getting to Park Delta Bay from HW12 has two options: around the east through the small village or around the west via Jackson Slough road. Both are pretty rough roads, but doable.
The facilities were beautiful and spotlessly clean.
The small pool looked nice, but I have not seen the gate open, it was as if it was not used even though it looked very well cared for. Same for the tennis courts.
The laundry was nice and clean, only problem was the dryers that always run on the highest temperature, no matter which setting you choose.
There was some occasional noise from the road, but not too bad
We would definitely come through here again.

Park Delta Bay is located in the California Delta, in the middle of wine country (Napa, Lodi, Clarksburg, etc. are a hour drive or less). It is next to a levee road on the San Joaquin River, bring a kayak or boat and launch it here and you can go down the river to the San Francisco Bay Area and Pacific Ocean.
The park is a large verdant estate with trees and grass and berry bushes. Must be experienced to see for yourself. Camp here and you can drive an hour to San Francisco or Sacramento for an urban expedition, there are very few parks in the urban region in this part of California.

We have lived at Park Delta Bay, owned by the Marina for the last year and a half. The staff has all been kind and easy to interact with, special shout out to Candice and Jimmy. We have lived at Park Delta Bay, owned by the Marina for the last year and a half. The staff has all been kind and easy to interact with, special shout out to Candice and Jimmy. Our neighbors have been incredible people we are thankful to know… and ultimately the only reason we remained.
The owner of Park Delta Bay and the Marina, Eric is the singular problem with the resort. On holiday weekends, and nearly every summer weekend, when he fills the back row of the east side of the park with campers, the power grid cannot keep up and there are constant blackouts. When asked to turn the power back on, the owner has refused. On 4th of July weekend, 2022 he went so far as to put a lock and key on the breakers to prevent them being flipped back on.
On Labor Day weekend, when Sacramento county was setting record heatwaves and our temperature was 110°, the power went out again and Eric refused to turn it back on. When he was confronted by myself and two neighbors about why he hadn’t upgraded his system to support the amount of people he had on it he closed shop and locked himself behind the Marinas doors and I called the police as a last resort to restore power.
Additionally our water quality is terrible. If it’s not yellow or brown (even with our filters), it smells so strongly of bleach that it will scorch your throat. This has been going on the entirety of the year and a half we have lived here.
Up until a month or so ago we had two functioning washers for the entire park and three dryers. The washers were $1.50 a load and the dryers were free. Of the two washers one didn’t really get your clothes clean and the other left them soaking wet, so you had to run the dryer two or three times to get your clothes dry. Eric finally replaced them in October, but is now charging $2 per load of wash and $1 to dry.
There is a giant compost pile that is Eric’s worm farm running along the entire southern edge of the eastern side of the park. The flies this year have been in the thousands. We set out fly traps and they fill within a day, there’s always dozens congregating outside our doors. When the breeze blows up from the south you get the smell of manure and compost.
The leech field had a loose cover that could easily be moved to expose the septic waste. The hole was large enough for a grown individual to fall in to. It remained uncovered from June until October, while Eric was managing because Candice was on leave. Basically if anything is wrong in the park it’s because Candice isn’t there to make sure it’s properly taken care of.
There are two dumpsters and one recycling bin for the entire park which fill up long before the week is over. The trees overhanging the trailers are not maintained and pose a risk with the high winds we receive out here. Earlier this year a tree did fall onto one of our neighbors trailers, tearing a hole in her roof. Parts of the park are poorly kept, specifically around the “Tiny Home” side you can see some rundown, unoccupied units.
For short stays, Park Delta Bay might be enjoyable, so long as you aren’t coming on one of those packed weekends where the power is out constantly. But to any who do consider moving here or visiting, be forewarned about the ownership, and bring plenty of bottled water to drink and wash with. When it comes time for you to move out, know that Eric likely won’t prorate your monthly rate, even if you give him a thirty day notice, like he did to us.

I encourage you, talk to the long-term residents, especially those who live on the east side of the park. I also encourage anyone who visits or resides to download the Sacramento 311 app and use it. You can submit pictures through it and the county is swift to respond. You have so many rights as a tenant. Got a complaint about the park? Get a complaint forum from the office in order to have a paper trail to protect yourself should retaliation be attempted.
