Green Circle Projects is seeking a senior-level Director of Asset Management in the Northwest Arkansas area. This individual will oversee all internally and externally managed properties, real estate investments, property management staff, and routines to produce a unique and high-value experience for Green Circle’s communities, tenants, and partners.


Green Circle currently manages a combination of commercial, mixed-use and multi-family properties. Green Circle continues to create and fine-tune its unique community minded properties in the Ozarks region. With a portfolio full of these properties, and an eye to the future, the mandate for excellent property and experience management continues to grow. 


The Director of Asset Management will oversee the staffing of the property management company as well as development and implementation of training for new hires and current team members. The Director will lead the commercial property portfolio in leasing and tenant relations. They will work with the team and guide the curation and refinement of Green Circle’s existing property management systems, reports, and routines, achieving property goals while optimizing our management business. Finally, the Director will lead the company’s asset management efforts, closely analyzing a wide array of current and prospective real estate opportunities and effectively report to the executive team on the portfolio’s performance.


SPECIFIC JOB SKILLS: 

• Strong knowledge of property management and tenant/landlord practices, laws, rules and regulations. Good command of commercial management and leasing practices for multi-family, commercial office, retail and mixed-use properties.


• Ability to analyze, evaluate and act on specific multi-family and facility-based topics and metrics, reach sound conclusions and take appropriate action. 


• Proficiency in financial analysis and modeling with competencies around real estate finance, including capital markets, equity, and debt structures.


• Possess good verbal, written and interpersonal communication skills, as well as strong computer skills. Experience with Entrata property management software is preferred.


• Strong team building, recruitment, hiring, and lease-up experience.


• Strong negotiating skills in dealing with leases, vendor contracts, and property deals.


EDUCATION AND/OR EXPERIENCE: 

• Bachelor’s Degree or Master’s in business, finance, accounting, or marketing and sales preferred with sufficient experience to provide strong leadership in property management practices and techniques. 


• A minimum of 8 years equivalent level experience overseeing property management functions, with multiple properties and team members under direct supervision, and/or equivalent asset management experience overseeing a multi-asset commercial real estate portfolio. CPM and Real Estate licenses preferred. 


• Proven track record of improving asset performance and achieving financial goals.


PRIMARY ROLE: ASSET MANAGEMENT: 50%

• Direct the asset management and monitoring of the company’s managed and unmanaged real estate investment portfolio including directing the external property managers as needed.


• Lead all real estate financing processes, monitor and track ongoing servicing and covenants.


• Consolidate all managed and unmanaged real estate reporting into a deliverable for regular executive team updates.


• Support the underwriting and analysis of strategic investment opportunities across the real estate and private equity sectors. Collaborate with and review third-party underwriting and presentations.


• Document and track all current and prospective real estate and real property investments. 


• Identify and mitigate risk associated with real estate investments and operations.


• Oversee all recurring and ad hoc compliance issues for the portfolio.


• Collaborate with accounting and family office teams for tracking, finance, and accounting procedures.


• Utilize the property database platform to track and document investments. Develop any necessary internal dashboard for the investments.


• Develop, maintain, and continuously improve upon standardized analysis documents and worksheets.


SECONDARY ROLE: PROPERTY OPERATIONS AND MANAGEMENT 50% 

• Oversee the internally managed real estate portfolio including resident/tenant correspondence, make-ready scheduling, market rent adjustments, leasing, marketing, financial move outs, invoice approval, and coding. 


• Conduct monthly property walks and instruct the team on necessary repairs and maintenance. 


• Actively lead and contribute to the preparation of the annual budgets for all portfolio properties. Trains team on budget process by engaging accounting personnel, Facilities Manager(s), Community Directors, and Property Managers.


• Review proposals provided by property teams, make recommendations for property capital improvement projects, and ensure timely project completion and cost control. 


• Prepare annual management plans for single-family and commercial properties in accordance with the company and property budgets. 


• Lead monthly property operations and reporting meeting, coordinate followup and implementation of budget course corrections. Hold team members accountable for implementation, updates, and adherence to budgets.


• Set performance and investor-level goals for all property using industry standards; monitors performance and adjust strategies as needed. 


• Review periodic manager reports and provide property management updates to the executive team regularly.


• Monitor market conditions and communicate policy, marketing, or pricing changes to appropriate team members. Set and adjust property rents based on market analysis.


• Oversee property event budgets, execution, safety, and compliance. Assist with new event development and ensure event management integration with team responsibilities.


• Serve as the direct point of contact for commercial property lease and business topics, ensuring responsiveness of facility and property teams regarding non-lease related commercial tenant needs. Report on commercial leasing activity to the company on a weekly basis.


• Supervise the commercial broker relationship, keeping listing information and documents up to date for timely deal turnaround.


• Oversee the commercial tenant onboarding process, involving facilities and PM teams. Administer documentation of commercial tenant improvements and lease terms.


• Maintain optimal property management software applications, web tools, and online marketing. Maintain proficiency in management software (Entrata).


• Foster a company culture of continuous improvement and lean management – particularly regarding company SOPs.


• Perform all other duties as assigned.


JOB CONDITIONS: 

Position experiences interruptions, need for frequent shifting priorities, and deadlines. Requires site visits and use of own vehicle. Must provide proof of valid driver’s license. Requires attendance at periodic evening and weekend events and meetings. Regular attendance is required in accordance with a regular schedule established for the position by the supervisor. While the company does encourage a flexible work environment that accommodates for work life balance and optimal productive work environment, the nature of the Director of Property and Asset Management position necessitates a consistent proximity to the office and properties.
