Our client is currently seeking a senior level professional with extensive knowledge and experience in managing assets in a residential real estate portfolio. This position will work closely with the CFO, CEO, and property operations to actively increase the long-term value of the assets. The candidate will help support, recommend, and drive financial decisions regarding revenue optimization and expense control in order to maximize property performance and returns for investors. Successful candidates are strategic thinkers who are self-starters and can quickly synthesize data, develop business/action plans, and communicate those plans in an effective manner.

Responsibilities

  • Maintain valuation models for assigned assets, including the updating with new leases as they are executed and adjusting market assumptions and valuation parameters, as appropriate.
  • Work closely with Property Management team to ensure that each asset meets acquisition proforma objectives, key business plan elements, capital improvement deadlines, and overall investor goals. Lead annual budget process.
  • Manage under-performing assets and quickly develop a business/action plan to correct performance.
  • Identify opportunities to maximize operational efficiencies that lead to increased revenue and/or control of expenses.
  • Manage renewal strategy to ensure proforma goals are met or exceeded. Thoroughly understand local market conditions and potential impact/risks on renewals.
  • Monitor, review, and evaluate financial operating results and work with Property Management to implement changes as needed to enhance asset value, cash flow, and profitability.
  • Manage capital improvements and other reserve balances.
  • Ensure that quarterly and annual cash distribution targets to investors are met. Make recommendations as appropriate.
  • Produce quarterly investor communications for all assets in the portfolio.
  • Conduct site visits on a regular basis and meet with Property Management and third-party agents to review and assess operations, leasing, capital improvement programs, and property physical condition.
  • Participate in marketing and leasing calls with brokers; analyze lease transactions, including calculation of net effective rents and impact on value.
  • Assess investment performance against proforma/budgets.
  • Analyze and determine ROI of new capital investment.
  • Assist with dispositions and financings, including compilation and dissemination of due diligence information.

Qualifications

  • Bachelor’s Degree preferably in Real Estate, Business, or Finance required, MBA preferred.
  • 10+ years of professional work experience in directly managing commercial and residential real estate assets.
  • Advanced understanding of real estate principles and concepts.
  • Ability to quickly identify risks to portfolio assets and provide remedial solutions.
  • Superior communication, collaboration. and relationship building skills.
  • Experience in an agile and dynamic project focused environment with attention to detail
  • Deep experience in developing visualizations and related reporting for varied audiences, using a variety of tools and technologies. (ex. Yardi, CRMs, Real Page, etc.)
  • Experience with MS Office required and advanced understanding and proficiency with Excel.
  • Experience in dealing with sensitive, confidential materials and respect for the same, with ability to maintain confidentiality of sensitive organization topics and issues.
