📰 #NEWS: #Brookfield and #GARBE to Recapitalize Standing Assets #Logistics Portfolio in #Germany and #Austria Brookfield, through its real estate solutions strategy, has acquired a majority interest in a portfolio of seven industrial logistics assets owned by GARBE Industrial Real Estate. In addition, they will form a joint venture with GARBE to invest over €100 million of equity in value-add pipeline opportunities in select European markets. Terms of the transaction were not disclosed. The 150,000 sqm standing asset portfolio consists of high-quality, newbuild distribution warehouses, with six assets located in Germany and one in Austria. GARBE will continue to own a relevant interest in this portfolio. The development joint venture will be seeded by two sites in Germany, which are currently owned by GARBE who will continue to manage both the standing and development assets. 🗨️ Christopher Garbe (private account), Managing Partner, GARBE Industrial Real Estate, said: "We are delighted to partner up with Brookfield. Very interesting for Europe. "New investments in prime offices are now projected to generate the highest returns of any sector at 9.6 percent per year over the next five years. This is driven by the extent of the sector’s repricing, which was bigger than anticipated in both 2023 and first quarter 2024, and is set to continue into second quarter 2024. A stronger rebound is expected for offices compared to other sectors after this sharper repricing. "

The rate of value decline across Europe's commercial properties has notably slowed, new data from Altus Group shows. While the performance of real estate remains dependent on interest rate expectations, the data helps prove the case that underlying market fundamentals in many sub-sectors are positive. Altus’s data shows industrial and residential sectors seeing the most significant easing in value declines, while warehouses are recording the best overall cashflow performance. 🏠 Private REITs in the US and open-ended funds in Germany still face redemptions resp. outflows. On the other hand we see rising share prices of European real estate stocks (EPRA: +6% month-to-date) and large capital increases for Swiss listed property funds. ➡️ Once again open-ended structures prove to be the wrong setup for property investments. In Q1 2024, the write-down of European commercial property values showed a notable moderation from prior quarters. Economic activity in Europe generally improved in Q1, supporting market fundamentals but there continues to be a good deal of variation among the property sectors as well as within them.
