    This week the Aware Real Estate team, together with our partners Aware Super and Barings Real Estate Australia marked a major milestone in our residential development pipeline - celebrating the groundbreaking of not one but two BtR projects in Melbourne, bringing over 726 apartments to the people of Preston and Queens Rd combined. The launch of the projects comes as Melbourne’s rental vacancy rate sits at a record low, below 1%, with a surge in migration helping to fuel intense demand. Aware Real Estate Chief Executive Michelle McNally said, “This is a city crying out for more housing and we’re answering the call. Our projects are in areas of strong demand, supported by important infrastructure, key transport links and sought-after amenities.      “At all our sites we aim to foster connected communities, attracting a broad range of residents to create great places for people to live, and these developments will be no exception.” Thank you to CEO Deanne Stewart and CIO Damian Graham of Aware Super, together with Hon.     Welcome Techtronic Industries - TTI to The YARDS! This week we celebrated the official opening of Techtronic Industries’ new facility with the team at The YARDS in Kemps Creek, NSW. The event was attended by TTI CFO and COO Grant Edhouse and Managing Director - Consumer Group Greg Borland and a Smoking Ceremony was performed by Uncle Graham Davis King from the Deerubbin Local Aboriginal Land Council. TTI’s 74,056sqm new building is currently one of the largest warehouses in NSW and has been built to support the customer’s needs today and tomorrow. We’re proud to be targeting a 6 Star Green Star Design & As-built V1.3 rating for this facility. Its sustainable design includes a significant 500kW rooftop solar installation, rainwater capture and re-use and energy efficient smart lighting. It’s fantastic to welcome our first customers to The YARDS. Congratulations to the TTI team on a great opening.     Introducing Emma Thomas, Head of ESG at Aware Real Estate. Emma is responsible for ESG strategy, management and performance, as well as taking carriage for Health, Safety and Environment (HSE). Emma has 20+ years’ experience in ESG integrated strategy, risk management and governance for Real Estate working in Australia, USA and the UK. Emma has delivered Climate Transition Plans, and Responsible Investment Strategy working within ASX organisations and earlier in her career consulting to major companies to drive leading ESG performance in real estate. Previously Emma held roles as Group Environmental Sustainability Manager at Stockland and as Director of Sustainability for Property and Investment at Lendlease Americas, where she lead the delivery of environmental and social outcomes across portfolios aligned to net zero emissions reduction pathways. TTI is a fast-growing world leader in Power Tools, Hand Tools, Accessories and DIY products across a broad customer base. TTI are dedicated to improving lives of homeowners and tradespeople around the world, making them a perfect fit at The YARDS, Australia’s new home for industrial innovation. This distribution facility of 74,056sqm has been built- to suit TTI’s specifications and includes state-of-the art technology of a Very Narrow Aisle (VNA) racking storage, a goods-to-person automated mini-shuttle system together with drive-around truck access. The building includes 1,028sqm quality office space, landscaped outdoor breakout areas and car parking for 280 cars. With The YARDS recently being awarded Australia’s first and highest possible 6 Star Green Star Communities v1.1 rating from the Green Building Council of Australia, this new facility for TTI also underpins our commitment to sustainable practices and processes.   Vertical green walls, energy efficient lighting and a 500kW rooftop solar installation are just a few examples of our work in action at this facility to target a 6 Star Green Star Design and As-Built v1.3 rating. Keynote speaker Gavin Bishop from Colliers confirms the industrial and logistics sector will continue to be the preferred asset class for 2024, displaying robust performance for both local and global investors.     Kathryn House, Head of Corporate Affairs CBRE recently caught up with Michelle McNally, CEO Aware Real Estate on the Talking Property Podcast. In this podcast, Michelle shares her views on the best property market opportunities for 2024 and the areas for ripe transformation. The challenging forces of 2023 led us to elevated levels of uncertainty in the market including rising interest rates, sticky inflation, unsettling geopolitical risks and a concerning US banking system. On a local level, rising construction costs led to many insolvencies, whilst infrastructure spend and increased taxes brought greater instability. However, on the back of these challenges, 2024 presents many opportunities for the property and construction industry. With valuations adjusting there is opportunity for realistic price transactions to flow, particularly in the industrial sector, offering better returns without the development risks. Michelle sees good tail wins in the residential sector due to higher migration levels and economic growth, while pricing has been held up in certain parts of the retail market. The big themes for the future of the industry are all around AI which will change how we work, shop and live. Ultimately, we need to think about the occupier and what this means for them. Michelle’s observation is that these will be big forces in the property industry over the next 5-10 years, both at the asset level and sector level. Many of these changes will affect all property companies (who are admittedly sometimes slow to evolve), AI will be a transformative force within all our organisations.
