Australian Property Development Association Networking Drinks at Fed Square last night reminded us that as Aussies we have been through tough times in our history The Great Depression 2 World Wars GFC And by pulling together we can get through this current housing and building crisis. As the drinks flowed and conversations began, I reflected on my earlier meeting in the day with Marion Mays who informed me that an inordinate amount of Property investors were selling up because our crippling land tax not making it viable. That Victoria no longer was the place to invest. 51% govt revenue comes from property land tax in our state. The Property Development industry rely on investors for their projects. The stakes are high with some last night mentioning rogue builders, builders going under and the difficulties to get the projected costs right. When I think Property Developers I always think there must be a lot of money in the room. Observing the young demographic in attendance I wondered what would happen to this industry? Is there hope? We were reminded of an upcoming APDA event that will address the new opportunities abound of Build to Rent and Build to Sell. And thats what I love most about the spirit of Melbourne and the meeting place upon we met. #entreprenurial Last Tuesday my neighbour Ana took me on a guided tour of Melbourne to prepare me for my new direction as a tour guide for the next 6 months. On that day with Ana I learnt that so much of our beautiful city, our history, its buildings that have been built on entreprenurship. Grappling with disease and pollution in the beginning throughout our gold rush era. Something inside me felt I was in the company last night of bright minds who WILL pull together and find a way. Love us or hate us Melbournians are resilient and innovative. When asked about why I came I simply explained that I was here to find Property Developers with a social conscience. Speaking about our recent launch of Wealth and Wellbeing 4 Women with Jack R Henderson, I was excited how interested those in the room were to listen to why we launched. ❓Question ~ What’s your defining project in Manchester? Yesterday I attended fbe Greater Manchester in conversation with Joanne Roney (Chief Exec of Manchester City Council) & Bev Craig (Leader of Manchester City Council). Such a great and enlightening discussion about Manchester - it really is a great place to live and work 🌟 Both Joanne and Bev agree that the success of Manchester is largely down to the politics not being short sighted and having a consistent long term view and vision. “Stability is the root of Manchesters success.” But that’s not to say the city doesn’t have a vision… the growth of the city is key for the creation and retention of jobs and economic growth. Joanne and Bev shared their defining projects for Manchester ~ 🔸For Joanne ~ it’s the Aviva Factory 🔸For Bev ~ it will be the connection of public realms across the city ❓What’s your defining project in Manchester ~ present or future? 🔸For me ~ I’m excited about the emerging regeneration areas around the city - Strangeways, Victoria North, and the rumblings of Old Trafford.

Did you know? Did you know that you may need a landlord's license to let your property and that there are three types? 1) Mandatory licensing This type of licence is required if you let a large HMO in England and Wales to 5 or more people from more than one household who share facilities like kitchens and bathrooms. 2) Additional licensing This type of licence may be required if your local council is concerned that HMOs aren’t being properly managed or they believe that the mandatory licensing does not go far enough. 3) Selective licensing If you let your own property and your property is within a designated area, your local authority may require you to apply for a license to rent unless an exemption applies. Selective licensing came in as a result of the government’s antisocial behaviour agenda and where there was growing concern about “rogue landlords”. Examples of areas where the selective licensing scheme operates. The selective licensing scheme is in operation in parts of London such as Harrow, Barking & Dagenham, Bexley, Brent, Ealing, Hackney, Hammersmith and Fulham, Harrow, Newham, Redbridge, Southwark, Tower Hamlets & Waltham Forest. Areas outside of London include for example Ashfield, Blackpool, Bristol, Coventry, Doncaster, East Staffordshire, Leeds, Nottingham and Sheffield. You should always check whether your property is situated within a designated area. Why Cardiff Is A City Worth Investing In As I’ve mentioned before, you need certain strong fundamentals in place wherever you plan to invest. And Cardiff has them in abundance. In its latest corporate plan, the Cardiff Council has outlined the priorities and goals it has set itself for at least the next three years. Rather than a bunch of long-winded, lofty nonsense, the document sets out how the Council will deliver a ‘Stronger, Fairer, Greener’ vision for Cardiff, to improve the lives of all its residents through its broad programme of works. That vision has these promising categories of ’wellbeing objectives’ to fulfil: 1. Cardiff is a great place to grow up 2. Cardiff is a great place to grow older 3. Supporting people out of poverty 4. Safe, confident and empowered communities One of the councillors said: “When Cardiff prospers, Wales prospers and it’s important that we lead the way when it comes to economic development, and that means attracting good, well-paying jobs to the area and also supporting the cultural sector and attracting major events to the city.” Sounds like sensible stuff. And they also listed a range of promising commitments that include: Ensuring Cardiff remains an open, competitive and outward-looking international city Enhancing the city centre as a location for businesses and investment by progressing the development of Metro Central and the Central Quay development Continuing to regenerate Cardiff Bay by delivering the new Indoor Arena by 2026/27, regenerating Atlantic Wharf, and developing the Graving Docks area Completing the restoration and refurbishment of Cardiff Market by December 2026 Delivering a major music festival this autumn, attract and deliver new major international sporting events, including the 2025 Investec Champions Cup, the EPCR Challenge Cup Finals, and the Euro 2028 football matches Whether or not the Council will actually succeed at delivering on every one of its objectives I can't be sure, but for investors it’s great to know that it is focused on improving the city and life for its people. That means more investment, more people attracted to the city, better living conditions for all, a strong property market and better investment opportunities for everyone.
