Despite challenges posed by the surge in treasuries in the late fall of last year, we're proud to have navigated Promenade at Highlands Ranch to a successful closing. It was only possible because we had the privilege of working with an exceptional Seller and Buyer. Retail fundamentals have never been stronger, and as a result, shopping centers continue to stand out amongst other asset classes. We are seeing larger investors increase their allocations for retail acquisitions. Many groups are widening their acquisition criteria by reducing their minimum deal size or expanding their target markets. There are also numerous funds being launched for groups who have not been active in retail for most of the last decade. This transaction, and the interest we generated, illustrates those market forces perfectly. Of the seven offers we received, three were from investors who recently shifted their focus to (or back to) retail. Ultimately, the Buyer was an out-of-state experienced shopping center owner, making their first purchase in Colorado.

Despite what Starbucks says, it is STILL summer! Any fellow summer lovers out there?? Anyone??? Typically, in the hot months, real estate cools down but that hasn't been the case for the past couple of years and it’s not the case this year. New listings that look good and are priced right are still flying off the shelves with multiple offers, few contingencies, and price escalations. Despite affordability issues driven by the price run-up of the past three years and higher interest rates, buyers are still out there flocking to homes in the Reston area as they come on the market and trying to be the first ones to get their offer in. In Reston, Virginia, which is pretty typical of a good portion of the mid-Atlantic, in July of this year we only had one-half of a month of inventory supply. Active listings were about a third of the average of the past five years. New listings were about one-half of the five-year average. I do agree that the British High Street is a special thing. Doug Putman has a refreshing view on High Street retail, and it is interesting that someone not from the traditional UK retail environment is making this happen. Sometimes a new lens is required to see the opportunity at hand and craft the new narrative. With solid credentials and ample turnaround experience with big-box retail in Canada, Doug Putnam will succeed as he is focusing on the customer experience. It is usually the ones who do not embrace innovation and who say “things are always done this way” that create such opportunities. Remember we have 2👂and one 👄 Be open to learning from anyone.
