Really insightful couple of days at ExpoReal with Dina Kusnezowa and Donya Sheikh Khan, PhD. After many conversations and some really interesting conferences, a few takeaways on where the industry is: - 👩💻 Data, data, data... we have heard this challenge so many times. The industry is still battling with the need to collect, organise and make sense of large volumes of data. But one should not be complacent: imperfect data and insufficient benchmarks are not an excuse for inaction. The real estate industry needs to more clearly put aside this data issue and move faster. Market leaders got it: they know their assets, they know what needs to be done... and they are already doing it, successfully. - 🏗 Embodied carbon: the business case is not there yet fully. The whole industry is clear that this is needed... but how to "break" the status quo is the crux of the matter. Reuse and renovate should be the guiding principles - build new should be strongly reconsidered. And to achieve that, the whole value chain needs to work together: regulators and local authorities to enable this and make renovation more competitive through planning regulations, soft tools and incentives, investors to make clearer and stronger commitments on whole lifecycle carbon performance requirements, developers and construction companies to become better and more efficient at doing it… - 🏚 Landlord / tenant: this remains a headache for many asset managers & landlords. Absence of legal obligation to share information, broad spectrum of situations across Europe (meters, data management processes...), willingness to engage but reluctance to pay... are still significant obstacles. There is a lot of technological innovation out there, and hopefully this will soon be a problem of the past. - 💼 Regulation(s): the RE industry, like many other sectors, is going through the great transition of new regulations (SFDR, Taxonomy, CSRD...) and is still digesting it. What does it mean at asset level? Does it really push for action or just reporting and then we'll see what happens? We are seeing signs of simplification... but it will take some time. Which Head of ESG role would you pick? This week, I had two intriguing conversations with firms actively seeking their inaugural ESG hire. The first firm envisions integrating the role within the Marketing/HR function, while the second firm plans to have the role report directly to their COO. At first glance, both approaches seem plausible, but it prompts a deeper consideration: is there a more profound commitment to sustainability within Firm 2? The fact that they have secured buy-in or oversight from a c-suite executive suggests a more serious dedication to their sustainability journey. On the flip side, does placing the role within marketing, under the title of Head of ESG, raises questions about the capacity to genuinely influence and instigate change across business units that often operate independently. In recent months, numerous professionals have emphasized the significance of reporting structures in their decision-making process. It begs the question: how seriously is sustainability being taken by these organizations? Are they merely placing it under the umbrella of marketing, or is it a strategic imperative overseen by top-level leadership? Consider this scenario: two identical roles, but one reports to the Head of Marketing, and the other reports directly to the CEO. Does the reporting structure influence your preference? Listening to the market, it becomes evident that the reporting hierarchy plays a pivotal role in signaling an organization's genuine commitment to sustainability. It prompts us to reflect on whether a role embedded in the core leadership team holds more sway in steering the company toward a sustainable future.
