Belgian flexible office space Officenter Group is opening its fifteenth location. The new branch, strategically located between Brussels and Antwerp, represents an investment of 7.7 million euros. Officenter now operates more than 40,000 square meters of office space and gathers more than 1,000 customers. The company's growth is driven by the increasing demand for flexible office space following the pandemic. “We expect that by the end of this decade, 20 to 30 percent of offices will be filled flexibly. Now that is barely 3 percent of a total of 23 million square meters of offices in Belgium," says Koen Batsleer. Czech flex operator WorkLounge invests 18 million € in an 8,750 sqm building mixing coworking and private offices in Prague. With this new building, WorkLounge will now operate 5 spaces in Prague and one in the US. The brand gathers 1,200 members overall and reported last year, a turnover of over 1.2 million euros. "Flexible office space operators in the Czech Republic are still looking for new attractive locations. A number of transactions are pending closing. This expansion responds to growing demand and a change in the way office space is used, which is no longer just about 'micro-teams', as it was in the past. This Lunar New Year has been an especially joyous one for the Hines team based in Singapore, as we are celebrating the festivities in our new office at Marina Bay Financial Centre. We see our office as more than a physical workspace. It represents a melting pot of culture and collaboration. More importantly, our team members seem to genuinely enjoy coming to the office. Our clubhouse-inspired lounge has become a social hub, where conversations begin spontaneously and evolve into ideas and inspiration. The role of the office has been intensely scrutinised in recent years. I believe the sector remains relevant, but it has to evolve to meet today’s occupier needs. Data suggests that well-designed, flexible and conveniently located office properties continue to be sought after. This is especially so in Asia, where work-from-home dynamics are very different from other markets in the West. However, more attention is now being paid to the experience in and even around the office. In short, demand for office space is still there – just in a different form than what our industry might have previously been used to.

Take-up across 22 European office markets fell 17% against the pre-pandemic average, according to new analysis by Savills, driven by a lack of prime space for occupiers to move into, however Oslo, Milan, Lisbon and Paris’s CBD all bucked the trend by all recording increases in their take-up.
