Things to consider while renting out a co-working space: Facilities: A co-working space must have an excellent high-speed WiFi connection, printer and scanner facility, adequate power back-up, provision for beverages depending on preference, access to conference and meeting rooms, and a good air-conditioning system. The place should also be quiet where one can take important phone calls and a separate breakout area where one can take a break; Hire an engineer, architect, and designer: Get an engineer on board to review the building to check for faulty construction practices, if any. Also, hire an architect or interior designer to improvise the decor of the office. The interiors should be vibrant, quirky, and bright with all basic amenities. Furnished offices are one of the key necessities of office spaces in the current scenario; Pricing: The owner must offer the right pricing to their tenants and it should be at par with the amenities on offer and all the nearby competitor options. If the pricing exceeds those of nearby competitors, then it may get difficult to get tenants. "Over the last four years, we've seen extraordinary growth in the conversion of office buildings into living spaces. Back in 2021, a modest 12,100 apartments were being crafted out of old office spaces. By 2022, that number had nearly doubled to 23,100. The climb continued as 2023 saw an increase to 45,200, and now, as we step into 2024, the pipeline has reached an impressive 55,300. That's more than a fourfold increase since the trend began. Landlords are increasingly turning to speculative fit-outs and building upgrades to attract tenants. But they need to be smart to ensure the benefits outweigh the costs. As Asher Frankel from Axiom Workplaces aptly states, "We frequently encounter client tenants who find that leased office spaces with standard spec fit outs fall short of meeting their needs. These spaces often appear basic, are built with lower-quality products and materials, and usually require significant additional fit out work to become fully functional and reflective of the client's brand identity." While spec fit-outs can set properties apart, we're finding many of these spaces sit vacant, missing the mark with potential tenants.
