Recognising that the way people travelled and worked had changed due to the pandemic, through research and analysis, we identified the need for a new approach to the traditional hotel, rethinking room layouts, the role of technology and the overall guest experiences to satisfy the expectations of the mindset of our #KindredTraveller - These Kindred Travellers - open-minded and looking for open spaces that are familiar, inclusive, and supportive of their different ways of life are digital-first, down-to-earth, and unpretentious. They are consciously creative and thrive in an easy-going "help yourself" atmosphere, seeking out others (and brands) who share their values. This led us to develop MM:NT Berlin Lab - at its core, a micro hotel that operates in ongoing beta mode, gathering feedback from guests to test our hypotheses on room sizes, designs, and experiences. To bring MM:NT to life and deliver on our Kindred Travellers expectations, we partnered with some of the best 😉 Häfele SE & Co KG, LIKE MAGIC, BWM Architekten und Partner ZT GmbH and ACME. Tapping into the power of organic social media reach on Instagram and TikTok, we have successfully recruited over 340 guests (with 140+ unique stays) for our testing phase. During their 1-3 night stays at the lab, they have actively participated in real-time tasks, providing invaluable live feedback. This approach will significantly accelerate our design adaptation process, allowing us to bring MM:NT to market quicker - something not usually possible when opening a traditional hotel. Phase 1 of MM:NT's journey will end on June 26th as we close the doors to free stays, but open our doors to paying guests from July 1st. Curious about what we have learnt? Downsizing hotel categories and brands by investors/owners is a growing trend around the globe on the operation side of the hospitality business. But what are the reasons❓ ✔️ EFFICIENT BUSINESS MODELS: Even though the most projected growth is expected in luxury hospitality, owners and investor tend to make deals (esp. in mature markets) with efficiently shaped brands (incl. their business models) and hesitate to invest in a luxury infrastructure. ✔️ INVESTMENT COSTS: Another reason for this trend are the growing financing costs in the current economic climate and a relatively "cheap" conversion of a current hotel property to a lower category. ✔️ B2B-IMPACT: Speaking about B2B-business, it also has to do with the travel-rules of corporations, which deselect more and more 5*-properties in their booking tools for realising expense savings. ✔️ OUTLOOK: Moreover, it says a lot about the future outlook, the projected economic climate and the projected rentability in operations. Let's be curious what will happen to the iconic Hotel am Schlossgarten property on my home turf Stuttgart. Currently, the former F&B areas are beautifully curated as a cultural pop-up experience 👌🐎🇩🇪. Surely it would be a loss for Stuttgart to not have the Althoff Hotels luxury hotel presence anymore. I am more than convinced about the unused potential for luxury hospitality in my hometown. Maybe it is time for a new development in an even better location. I surely have viable ideas💡. Seit fast 25 gehört das Hotel am Schlossgarten in Stuttgart zu den Althoff-Hotels. Jetzt ist die Schlossgartenbau AG allerdings mit den Munich Hotel Partners (MHP Hotel AG) in Gespräche über den Betrieb des zukünftigen Hotels am neuen Hauptbahnhof eingestiegen. Die MHP plant, das Hotel zukünftig als Mitglied der Autograph Collection von Marriott International zu betreiben. Die Wiedereröffnung ist für 2027 als Teil des neuen Schlossgartenquartiers geplant. https://lnkd.in/eJ4sPiQd

ZURICH – SWITZERLAND’S LARGEST CITY AND FINANCIAL CAPITAL The city, located on the shores of Lake Zurich, was permanently settled approximately 7000 years ago, and later the Roman Empire occupied it for strategic and commercial reasons. Romans called Zurich Turicum, The burghers of the city swore allegiance to Lucerne, Schwyz, Uri, and Unterwalden cantons on May 1, 1351 joining the Swiss Confederation, which today is composed of 24 jurisdictions. Zurich is more than clichés about banks, money, and Bahnhofstrasse. The visitor is always delighted by the size of the city with a population of 450,000. Although it is accessible on foot, it also boasts a well-organized public transportation system. The city’s location between Green Hills and Lake Zurich is compact and though small, it is a world city intellectually, economically, and culturally. The best months to visit Zurich are May to September. There are many museums for those - Museum of Art, Swiss Natural Museum, Centre Le Corbusier, Museum of Design, Watch Museum Beyer. You can visit Guild Houses, the Zoo, the Botanical Gardens, and the Chinese Gardens. The economy is based on banking, the Stock Exchange, insurance, educational research, media conglomerates, and publishing. For those interested in church architecture, Grossmunster and Frauenmunster (Gothic) Cathedrals are highly recommended. Normally, tourists shun visiting cemeteries, but in Switzerland, and especially in Zurich, they are worth a few hours to see how well they were planned and maintained. The Bahnhofstrasse (the main street) is full of high-end retailers selling expensive jewellery, and watches. Boutiques and banks may interest some visitors, but Niederdorf (Old City), cafes, confectioneries or a walk on the Limmatquai, are more interesting for the tourist of limited means. Never use taxis in Zurich as the tariffs are the highest in the world. In general, Switzerland is expensive, and because of this the tourism promotion concentrates on population segments rich enough to afford a visit. Once in Switzerland or Zurich, you can eat well – fast food, medium-priced eateries, and high-end restaurants. Switzerland enjoys world fame for its chocolates, and locals support the industry. A visit to conffiserie Sprungli and Café Odeon on Limmatquai are highly recommended. If you like chocolate, visit Teuscher, and St. Jakob’s conffiseries to delight in “truffles” and chocolate creations. Several hotels cater to all kinds of tourists, from youth hostels to medium-priced, to luxury operations. Switzerland is a small country with an extremely well-organized rail system, the centre of which is Zurich. Once in the city, you can visit Lucerne, Schaffhausen, Bern (the capital), and even Grison. I have visited the country several times and lectured there on two occasions. The population can be outgoing and friendly once they get to know you, but everyone seems to be more interested in your spending habits.

CBRE Nordics Hotel Market Snapshot May 2024 has been released. Nordic hotel investment grew 14% year-over-year to €230 million in the first four months of 2024. The largest hotel transaction during the period was Nrep’s acquisition of the Comfort Hotel Karl Johan in Oslo, where CBRE advised the seller, CBRE IM. Other notable transactions during the first months of 2024 were Balder’s purchase of the Hotel Karlatornet, and Sinoma Fastighets AB’s acquisition of the property housing First Hotel G from DEKA, both in Gothenburg, Sweden. The macroeconomic backdrop remains uncertain in the short-term, but the continued downward trend in inflation and the expected rate cuts for ECB and Riksbank are giving further optimism for the recovery of the Nordic countries and the local real estate markets.
