Yesterday I toured a $1.2M property in California that has a large 13K sq ft lot with two homes on it. After 5 minutes of being on-site I immediately saw an opportunity that could be taken up to generate $1M in net profit after fees. Here are the steps: 1. Put $300K down to secure the property using a hard money lender. 2. Remodel the existing front house into a beautiful mid century modern (the remodel budget is covered in the downpayment). 3. At the same time that the remodel is going on start the process of subdividing the lot into two. 4. Sell the remodeled front house conservatively for $100K net profit and pull OUT the $300K down payment after 6-8 months. 5. Get a construction loan for the back lot with ZERO MONEY DOWN since the land is now owned free and clear. 6. Build a 3,200 sq ft house for $1.3M that has insane 180 degree views and conservatively sell for $2.4M. After accounting for fees, holding costs, realtor, architecture, and other infrastructure work there’s...drumroll... $900k total net profit in the deal after selling the 2nd house. The concept of starting a real estate fund wasn’t even on my radar last year but here I am today doing a site visit on our newest 17 home development in Roseville CA with our incredibly talented building partner. Here’s the breakdown of our plan to turn a $1.5M total investment into $6.8M in total gross profit in 24 months. Find a piece of land for sale that is almost through the entitlement process (e.g. it has already been going through the city to receive approvals for roads and infrastructure). In this case, the land was 2 months away from being fully approved and because of that we are saving 1-2 years of work. Once the land is secured, our builder can get a loan for roads and utilities and when that work is complete the property doubles in value. From there, construction loans can be secured on each individual lot, or homeowners can take out their own construction loans. The team can then pull out the original $1.5M investment in a year after selling only 5 of the 17 homes. They will never teach this stuff in school. #financialfreedom #realestate #technology

Have you chased money, status, and things in order to be happy, but you still feel a void that you can’t explain? That void is a lack of meaning in the work that you do, a monotonous grind that society told you to follow in order to reach a destination of 24/7 happiness. The problem with this logic is that chasing money, titles, and things has little to do with what we subconsciously crave the most - “meaning” but we were never taught to identify, chase, or maximize it. Meaning tends to formed by selflessly giving to others, by contributing to your family, community, and society through your strengths, and through what often times feels like continuous intense struggle to become better. Moreover, a sense of meaning can be increased through the smallest of mundane tasks if you carry a mindset of gratitude throughout your journey. So if you don’t yet feel a sense of meaning in what you do, start making small changes each day. Seek to help a colleague or new hire, volunteer outside your day job just for the sake of giving back, hone your strengths, and remember that meaning feels more like continuous struggle and selflessness, and less like a fleeting emotion of happiness. #technology #studentvoices

I want to caution the commonly held societal belief that taking a pay cut will equate to less hours and more freedom. Most jobs require us to work hard, whether it’s one for $12hr or one that pays $400k a year in tech. I’m of the mindset that we should optimize for both high pay AND flexibility in almost all cases. #financialfreedom #technology #studentvoices

From 1967 to 2022 the Consumer price index or what we refer to as “inflation” averaged 3.92% per year. This percentage is calculated by measuring the change over time across numerous consumer goods and services (not just housing). More specifically house prices over the same period of time have risen at 4.17% per year. What this means is that on an annualized basis, real estate has beaten inflation over the past 50 years and I believe that it will continue to be a great hedge against inflation in years to come. Sadly since inflation compounds, this also means that house prices are up 847% in just 50 years. In other words a house that cost $100K in 1967 now costs $947K in 2022. #financialfreedom #realestate #technology
