A group of senior real estate leaders met for the #EmergingTrends Roundtable to gather views on the outlook for the Polish #economy and #realestate market in the coming 12-18 months. All conclusions will be provided to the authors of 2024 Emerging Trends in Real Estate Europe for input into the #report. 🎢The market it will get worse before it gets better per the roundtable participants. In the next 12 to 18 months Polish CRE should return to the norm both in terms of #financing costs or the occupancy demand, as well as activity of #investors. Market #liquidity is still a big issue but market participants are becoming more aware and rational, in terms of tempering their own expectations of returns. This should allow the CRE #transaction market to take off next year, once interest rates fall. A positive aspect of the current market is certainly the strength of occupiers’ #demand, particularly for logistics but also for offices and retail, the latter due to the limited supply resulting from high financing costs. Not surprisingly, the #ESG topic has also come up in discussions, expectations of zero carbon buildings are slowly becoming a standard to which one must adapt. 🎯Thank you for your input and a great discussion! My takeaways: ☞ Logistics still rules the market due to healthy demand and supply, although yields decompressed ☞ Living sector is most wanted asset class, having indisputably LT potential, but some challenges ST when look at an excel (especially if PLN based financing) ☞ Retail comes back slowly as interesting assets (local shopping centers and those marked for redevelopment) appear at reasonable prices ☞ Bank financing available but selective ☞ Most difficult question to panelists – “Are you for the new-build or refurb/retrofit, if you are ESG focused”? Following a survey of over 1,000 global real estate investors and 270 real estate professionals in the UK, CMS reveals that 88% believe “real assets are a good investment in the current global economic climate.” 🔹 This extensive thought leadership report from CMS addresses the sentiments and expectations regarding returns and financing, regional and asset class preferences, sustainability and technology, and future planning in the RE market.
