Real Estate...Fractional Real Estate...Tokenized Real Estate....What's going on here? Indians have always been a fan of real estate. Each and every household has an aspiration to purchase first their primary home and then build a portfolio of tangible real estate. But with the large ticket sizes, it kind of becomes a big hindrance for normal retail investors like us. So FRE (Fractional Real Estate) came into the picture. But even then the minimum ticket size to invest was 10L, still a bit too much for an aspirational Indian as well. Enter Tokenization of Real Estate as an instrument vehicle which practically allows you to purchase 1 sq. foot of space for as low as 10,000 rupees which is very much affordable from an investment point of view. Before Om Shukla and I started looking into Tokenization, our mindset was why is this industry unnecessarily creating complicated structures for a simple asset class. Turns out there is a solid reason and hypothesis behind it. There are many things to know before investing, personally we had to re-write this article 3-4 times after talking to multiple stakeholders in this space.
