//MAB Corporation, the developers behind a long-standing 24-year-old development application in Melbourne’s Docklands, have secured unanimous endorsement from the City of Melbourne. The nod comes after meticulous revisions and alterations to the original 1999 application, aligning it with the requirements of city planning officials. 🔥 Initially conceived in 1999 as a proposal for a 50-meter commercial building at 396-416 Docklands Drive, the revised application envisions a dynamic mixed-use precinct featuring two triangular podiums – one on the east and one on the west – accompanied by a total of five towers. The updated plan outlines towers ranging from 50 to 70 meters in height, situated over two 20-meter podiums, catering to residential, office, and retail needs at 396-416 Docklands Drive. Sustainability is the way for humanity to survive. It is a huge part of the knowledge that has been passed down to us from our ancestors. Adaptive reuse could be the way forward, and equitable distribution of real estate could create an economic balance. This may open opportunity for interdisciplinary dialogue amongst architects, urbanists, economists and sustainability experts. This may result in lesser employment opportunities for architects but more opportunity creation in flipping real estate, relocation agencies and retrofitting experts. This may also witness a shift onto the ecology and landscape design segment. Any thoughts?

The built environment has become more than just shelter. It is where we get together and connect. This is why we truly believe that architecture has the power to shape the future of our communities socially and mentally as well. Architects can contribute to this by designing public spaces where people can gather i.e. parks, plazas, and community centers. But why stop there? Let’s design vibrant mix-use neighborhoods where people can live, work and “play”. Let’s include many green spaces, urban farms, and community gardens. Let’s design pedestrian sidewalks and bring arts and culture in. Let’s design with flexibility and nature in mind. All of these things influence the way we live and therefore contribute to the way we think and rethink things. Architects can enhance the overall well-being and quality of life within a community. Ennead Partner, Peter Schubert, FAIA, authored an article "Stop Knocking Down Older Office Buildings. Here’s How to Reuse Them Instead" published in Commercial Observer, where he argues that to successfully reduce our carbon footprint we need more creative approaches to transforming the ordinary building stock that makes up large parts of our cities. He offers three approaches focused on radical mixed-use, vertical campuses, and rethinking residential. In addition to suggesting ways to adapt these buildings for the future, he looks back at the role of the architect in normalizing the unsustainable idea of building obsolescence and the responsibility of architects today to think differently, saying “New construction creates jobs and allows for innovation. But knocking down perfectly functional buildings every 30 to 40 years is a disaster for the environment, and we need a plan — now. I am beyond happy to share that one of our adaptive reuse projects in LA, 821 E Traction Ave, has won the Bronze Award of the 2023 Commercial Real Estate Awards 🏆 ! The project consisted of the renovation and retrofit of (3) existing buildings and the structural design of (2) new seismically separated buildings, where all (5) buildings can be accessed by a new walkway at the 2nd level. The project is located in the heart of the Arts District, amongst many famous breweries and restaurants. The buildings will be used as both private office and retail/restaurant space. This is a big moment for our team 🎉, and I'd like to give a special shoutout to Jose H. Machuca, S.E., Nina A. Mahjoub, Gareth M., Dan Bech, S.E. and many others who helped along the way. I am especially excited about the news because this project is very special to me. This was the first project I ever worked on from the very beginning to the end. It was a unique and rare learning opportunity as the project involved a variety of materials (URM, CMU, wood, steel, and concrete) and lateral systems (existing CMU, new shotcrete walls, wood shear walls, and steel moment frames). There were many firsts accompanied by lots of sweat and tears (oh, the pain of learning new things 😂), but most importantly I enjoyed every step of the way. Lastly, I am extremely proud of how the project turned out visually, specifically the exposed structure. This is undeniable evidence that structural bones are beautiful, and that exposed structural load paths should be celebrated! We are proud to have received recognition at this year's NAIOP NC Conference as the Adaptive Reuse Project of the Year for Camp North End - Buildings 201 Camp & 701 Keswick 🏆 As the next phase on the Camp North End campus, these buildings continue the dedicated effort to transform and preserve a significant portion of North Charlotte’s history. ----------- The original building, dating back to 1942, was constructed by the Army and used to produce and store supplies for WWII. Today, the building will be used for office space (featuring a 70,000+sf contiguous space on a single level with mezzanines), retail, restaurants, and events. What makes this project unique is its focus on the social, cultural, environmental, and health & well-being impact it has on the surrounding community. One guiding principal the team valued as part of the design was the need to break down the scale of these massive buildings to facilitate better flow and connectivity with the surrounding neighborhood. The extension of Keswick Avenue provides a direct pathway from east to west through the site for better compartmentalization of the space. Where portions of the existing buildings were removed, the concrete, steel, and wood structure were left in place to express the elements of the decades-old structures. Elevated walkways around and throughout the buildings allow for an easy indoor/outdoor experience, further emphasizing the overall neighborhood connectivity. A unique aspect of the 701 Keswick portion of the project features four different pavilion designs derived from the winners of ATCO’s “Black Architects Competition” that was held during the design process. These designs were translated into new small retail and restaurant spaces using a mixture of reclaimed and new materials and ultimately offer unique opportunities for new retail and restaurant concepts. ➕ Camp North End - 201 Camp + 701 Keswick @atco | @dprconstruction
