Principal Duties And Responsibilities

  • Perform minor electrical repairs to include but not limited to replacing switches, sockets, outlets, smoke detectors, electrical fixtures, bulbs, and switch plates, checking of breaker panels, the ability to check voltage and amperage with meters. Must have the knowledge and mechanical abilities to install garbage disposals, dishwashers, ceiling fans, two- and three-way switches and receptacles.
  • Perform minor repairs on HVAC units and components to include but not limited to changing filters, port-a-vac squirrel cage, change two wire thermostat systems, relight pilots, thermocouples, pilots, fan motors, and valves. Repairs requiring a higher level of skill must be referred to properly licensed personnel.
  • Perform minor plumbing repairs to include but not limited to replacing and/or removal of angle stops, supply lines, wax rings, stools, sinks, faucets, seats, stems, and bib washers.
  • Perform a variety of carpentry tasks including tile replacement, cove base, replace handles on cabinets and drawers, hang screen doors, replace doorknobs and locks, door stops, cut wood for repairs and boarding units, board units, replace glass, caulks window or door frames. replace screens, demolition and reconstruction of damaged interior walls, floors, and subflooring, must be able to install thresholds, repairing and replacing doors, windows, screens, shelves, cabinets, and painting of housing facilities.
  • Perform minor and major sheetrock repairs, hanging sheetrock, mud and tape skimming and finish work required. Sanding, texturing, and airless paint spray rig operation will be necessary. Prepares new and old surfaces for finishing by using sandpaper, scrapers, or finish removers, fills and repairs cracks and holes.
  • Perform routine appliance maintenance including repair of knobs and doors, door handles, lighting a gas range pilot, repair and replace racks, replace gas burners, level ranges and refrigerators, clean and make necessary adjustments and repairs to valves, burners, pilots, install door seals and to remove and install appliances in housing units.
  • Perform ground maintenance tasks including the removal of trash, furniture and other debris from grounds, clean gutters and roofs, rake leaves, clean parking lots, hang clothesline wire, paint dumpsters, trim hedges and bushes, paint graffiti, paint electrical boxes, repair sidewalk cracks and parking lot poles, dig holes, set traps, fill holes, cut wood, exterminate, shovel snow, digging and filling holes and trenches, repairing surfaces, painting facilities and equipment, planting shrubs, ornamental plants and trees, watering landscape areas, buff and wax floors.
  • Installs and services locks and other security devices; repairs or replaces tumblers; cuts new or duplicate keys
  • Ensure completed tasks meet established THA, OHFA and HOME inspection guidelines and time constraints.
  • Execute service calls which require only minimum skills such as changing appliance parts on sinks, tubs, toilets, pipes, checking heaters, gas valves, replacing motor guard, and numerous other tasks that do not require a licensed mechanic.
  • Perform other property maintenance duties as assigned by supervisor.

Knowledge, Skills & Abilities

  • HS Diploma/GED required.
  • A Minimum education, experience, technical and communication skill levels, and licenses/certificates normally required to perform the duties of this position.
  • Experience using measuring instruments, saws, screwdrivers, and other hand tools. Power tools such as drill motor, skill saw, and saber saw. 5/16" sockets 1/4" drive, 3/4" wood chisel, wood rasp, utility knife, keyhole saw, crescent wrench-10", pair pliers-needle nose, wrench set, 8" pipe wrench, 6" dry wall knife, 12" dry wall knife, nail bar wonder, large caulking gun, small caulking gun, 2" and 4” paint brush, #2 Phillip’s screwdriver, torch assembly for Mapp gas, voltage tester, basin wrench, 3/4 x 25' tape measure, 16 oz. claw hammer, 3/8" cordless drill, pair pliers-lineman, 2" putty knife, 10" pipe wrench, and other tools as required to perform job duties.
  • Ability to operate trucks, tractors, power mowers, and equipment to complete job duties.
  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
  • Basic mathematical skills, including the ability to add, subtract, multiply, and divide.
  • Flexible work schedule and the ability to work overtime and respond to emergency calls. Must have reliable transportation.
  • This position requires the ability to work overtime on weekdays and weekends and may be asked to always respond to emergency calls.
  • Must hold a valid Oklahoma Driver’s license.
  • Required to maintain and respond to reliable communication device (i.e., cell phone).

  • Ability to lift and carry up to fifty pounds.
  • Visual and auditory ability to identify and respond to environmental hazards.
  • Physical mobility and endurance to perform tasks while standing/walking for extended periods (60 minutes or longer).
  • Ability to safely and properly use office equipment.
