Residential Property Manager

We are seeking an experienced and dedicated Residential Property Manager with a strong focus on resident retention and satisfaction. As a key member of our property management team, you will be responsible for maintaining positive relationships with our residents, addressing their needs and concerns, and ensuring high resident satisfaction levels. Your exceptional communication, problem-solving, and organizational skills will be vital in promoting long-term resident retention and maximizing occupancy rates.

Duties and Responsibilities

Customer Experience:

  • Provide an outstanding customer experience to all tenants and prospective tenants
  • Act as the main point of contact for residents, promptly and professionally addressing their inquiries, requests, and concerns

Financial Management:

  • Allocate payments such as rent, fees, and other charges
  • Prepare and maintain accurate records of tenant communications, lease agreements, and financial transactions
  • Conduct market analysis reports for available properties and renewals, recommending rent adjustments as needed

Tenant Relations:

  • Develop and implement strategies to enhance tenant satisfaction and foster a sense of community within the properties
  • Conduct lease renewal discussions with tenants, emphasizing the benefits of staying in our properties and addressing any concerns or issues raised by tenants

Leasing and Marketing:

  • Responsible for leasing units, including conducting showings, ensuring photos and marketing materials are ready, and running comparative market analyses
  • Develop and implement leasing strategies to ensure units are leased quickly and at optimal rental rates
  • Conduct property tours for prospective tenants, accurately describing rental rates and amenities

Property Inspections and Maintenance:

  • Conduct regular inspections of the properties to identify and address maintenance and repair needs
  • Oversee the progress of maintenance issues to ensure timely completion of repairs and maintenance tasks
  • Walk/drive the properties consistently to monitor curb appeal, property damage, and potential improvements, and report findings to the Director of Facilities Management

Tenant Retention and Community Building:

  • Develop and implement proactive tenant retention strategies, such as organizing resident events, implementing rewards programs, and addressing lease renewal negotiations
  • Manage the tenant move-out process, conducting inspections, assessing damages, and processing security deposit refunds or deductions as necessary

Compliance and Regulations:

  • Ensure compliance with applicable fair housing laws and regulations
  • Monitor and enforce lease agreements, ensuring compliance with rental policies, rules, and regulations

Property Management:

  • Reduce vacancy and turnover by boosting tenant retention, reducing turn time, and increasing property traffic
  • Oversee and execute all property management processes, including delinquencies, evictions, move-ins/outs, renewals, violations, abandonments, and make-ready inspections
  • Establish rental rates by surveying local rental markets and calculating overhead costs, depreciation, taxes, and profit goals

Education:

High school diploma or GED

Knowledge and Experience:

  • 1+ years experience working in property management or leasing required
  • Strong customer service skills
  • Knowledge of Fair Housing Laws
