Real Estate Manager
Location
This position may be performed remotely. This role is a heavy travel role. The successful candidate can expect to travel 75% of the time. This includes travel to Omaha, NE, where Scooter’s Coffee is headquartered. Candidates must live in a state where Scooter’s Coffee operates coffee shop locations.
We are looking to hire someone in Minnesota, Wisconsin or Illinois.
Description
The Real Estate Manager will serve as a primary contact for franchisees in the first phase of development. This role will utilize personal knowledge, research, and relationships with real estate brokers to assist franchisees in site selection and identifying optimal locations. The Real Estate Manager will also guide franchisees through lease negotiations and purchase transactions. This role will serve as a key component to support Scooter’s Coffee’s fast paced growth goals.
Essential Duties & Responsibilities
- Partner with Scooter’s franchisee community on market planning, site selection, LOI submittal, and lease negotiations. Facilitate lease signing by the franchisee
- Utilize market development plans for short- and long-term forecasting
- Manage select broker relationships and reporting
- Communicate with all development team members to ensure all projects are expedited and risks are minimized while managing critical path to all transactions
- Input and update all real estate data in Customer Relationship Management system
- Assemble all information necessary for real estate packages to be approved by Scooter’s executive team
- Negotiate business terms and conditions of contracts for corporate store development as requested
- Provide necessary direction and support for issues related to re-zoning, variances, and other real estate development issues
- Monitor ongoing needs of existing locations, such as lease renewals and landlord communications
- Represent Scooter’s Coffee in industry settings, such as ICSC events
- Stay up to date and informed on real estate issues and developments within communities
Qualifications
- 5+ years of real estate experience with commercial real estate
- Bachelor's degree in business, real estate, or applicable field preferred
- Experience in a franchise concept preferred
- QSR, restaurant or retail experience a plus
- Well developed, widespread broker network
- Demonstrated knowledge of market analysis and site selection
- Strong knowledge of the real estate process, contracts, and transactions
- Ability to engage in effective and persuasive oral and written communications
- Demonstrated ability to close deals in a timely manner
- Demonstrated organization and project management skills
- Strong attention to detail within a fast-paced environment
- High level of professionalism and strong work ethic
- Ability to travel nationally, approximately 75% of the time
