Construction Cost Estimating approach aligns with the overarching department philosophy of "Cradle-to-Grave" management, ensuring involvement in projects from initial site identification to post-occupancy surveys. Reporting directly to the Vice President of Construction Estimating, the Construction Cost Estimator holds a pivotal role in the development and maintenance of the Historical Cost Model. The position involves crafting cost estimates for individual project costs, encompassing pre-development analysis for various multi-family affordable projects.
Responsibilities
**Quantitative Analysis:**
Prepare quantity take-offs and estimate costs of materials, labor, and equipment for contract fulfillment.
Forecast project costs in a three-to-four-year window based on preliminary project data.
**Construction Evaluation:**
Evaluate construction methods for cost-effectiveness.
Assess the acquisition of land for construction projects.
**Estimation Process:**
Prepare estimates with the appropriate level of detail for all design stages.
Ensure a thorough review of plans and drawings, identifying and accounting for omitted items in the overall estimate package.
**Documentation and Review:**
Maintain current pricing records for labor and materials.
Review reports and studies to validate accuracy and determine cost impacts on projects.
**Project Coordination:**
Organize/conduct walk-throughs with subcontractors to gather site information.
Schedule projects using CPM software for budgetary purposes.
**Team Collaboration:**
Attend Owner and/or team meetings to discuss estimates, answer questions, and resolve issues.
Interpret and explain plans and contract terms to administrative staff, workers, and clients.
**Pre-Development Responsibilities:**
Manage the pre-development budget/cost estimating process.
Coordinate with design consultants on buildability, cost, quality, and value engineering.
**General Project Management:**
Inspect and review projects to monitor compliance with codes and approved plans.
Prepare contracts and negotiate revisions, changes, and additions to contractual agreements.
Obtain necessary permits and licenses.
**Quality Control and Analysis:**
Implement and refine quality control programs.
Analyze completed projects to compare estimated costs to actual costs.
**Additional Duties:**
Maintain the Historical Cost Model.
Investigate damage, accidents, or delays at construction sites.
Address issues arising from delays, bad weather, or emergencies.
