How does the number of people quitting their jobs relate to multifamily occupancy? Last week, the BLS released its monthly JOLTS report which details the number of open jobs, hiring rates, and turnover. When comparing a variety of economic indicators to #multifamily operations results from Radix, we found that the quits rate within the JOLTS report had one of the highest correlations to occupancy during the last seven years. The quits number typically represents employees that are voluntarily leaving their current job for another one. Workers will do that in greater volumes when they feel the economy is strong, job options are plentiful (and safe), and switching their job lands them higher pay. In other words, the trend in quits can represent a combination of several factors related to employees' mindset. When quits go up, the underlying demand for housing is likely going to be higher due to all those factors. Of course, supply will start to balance out the impact over time. Switching jobs can also lead to a change in housing either due to the location of the new job, or it could be a higher pay level that allows them to afford a different quality of residence. Currently, employers are less aggressive with hiring, not as many jobs are open, and the wage premium for switching jobs has been decelerating rapidly from an all-time high. It seems the occupancy line is leading quits and a bit more impacted the last couple years, and I’m guessing that’s because supply is playing a bigger role in the equation. It appears that both numbers are stabilizing. This is also a good reminder that economic factors were the cause of the industry hitting max potential occupancy rates, which resulted in very strong rent growth for a short period (which has declined significantly in many markets since then).

If you need motivation, start listening to the TRG podcast with the absolutely relentless GAVIN RUBINSTEIN (you might've seen them on Netflix). I've been inhaling them every morning. Here are some of the secrets I've learned for how they've become one of the best real estate agencies on earth: - They have military discipline. Not surprising given the Managing Director Jarryd Rubinstein was formerly a part of one of the world’s most elite commando military units. Fun fact: he's also a Guinness World Record holder for completing the most consecutive muscle ups. - They treat themselves like an NBA team. They work incredibly hard during the seasons (school term) and then take a bit of a break during school holidays (Mykonos seems to be a favourite). A lot of them don't drink during the season and are in bed early every night. - Instead of the NBA league though they're competing on the Ray White Awards, an annual awards night ranking every RW agent (TRG is part of RW). - They're all in the gym every morning, often before 5am. They send selfies on team chats as confirmation they're up each day, and to get everyone motivated. - Top agents are earning $1m+ a year but juniors as young as 22 are earning $400k+ - They run internal competitions for the associates to see who can generate the most leads. The winners win $$. - Many if not most of them didn't go to uni. They just work incredibly hard, typically 6 to 7 days a week, often 12 hour days. Zac Rabin wakes at 4:45am everyday and by midday will have done 30 to 40 calls. - They ALWAYS pick up the phone and reply extremely quickly. This a common habit I see in a lot of highly successful people. - They dress the part. When you look good, you feel good and have confidence. P Johnson appears to be a favourite. - They market themselves. Oliver Lavers spends up to $60,000 a year flyering Vaucluse every week. They've advertised on every single back page of the Wentworth Courier for what feels like over a year. - They were one of the first to really crack social media in the industry, working with video production agency XMEDIA - They have a huge emphasis on being "high energy" and "high frequency". Here are the top 15 markets for apartment demand in the past 12 months. These are some very big numbers, and yet... not enough to keep pace with supply anywhere-- even outside the Sun Belt. No, it's not because would-be homebuyers are renting instead. Remember those folks are 1) likely already renters and therefore not net new, and 2) renters aging out of apartments are more likely to end up in SFR if not buying. This more likely corresponds to rapidly improving consumer sentiment (combined with wages outpacing rents for 15 straight months) pulling more young adults out of the nest or out of shared housing. But the supply/demand gap is interesting and reflects the realities of supply hitting 40-year highs and soon to hit 50-year highs. Lots of demand, but even more supply. Will likely be 2025-26 in most markets before demand outpaces supply again (as starts have plunged over last year), which means occupancy and rent rebounds are likely still a ways out. (Jay Parsons)

There are tons of ways to invest in real estate. 1. Fix and flip 2. Fix and hold 3. Syndications 4. Partnering 5. REITS 6. Airbnb/STR rentals 7. Buy and hold (LTRs) 8. House hacking 9. Land development 10. Using creative financing There are just some ways, and they can be combined. Find what works for you. I'm don't really help people with flips, but I have contacts who do. I can definitely help people set up real estate partnerships or joint ventures. I really enjoy helping people with house hacking (living in part of the home) and creative financing, including getting a great deal on a home. Almost every home buyer should be using creative strategies because there are quite a few solid ways to save cash and increase ROI.

I read a stat that showed that 70% of all syndicators had under three years of experience. Here are 2 tips for new syndicators. 1 Don’t start with a Fund - Funds are much harder to raise for that a project specific #syndication. In a fund, the investor is betting on you more than the property and you often will lack the requisite experience for LPs to be comfortable. 2 Find a Co-GP with Experience - No better way to learn than to find a great lead sponsor and figure out how you can add value to them and learn the ropes on the first few deals. Then venture out on your own. What are your suggestions for new GPs?

For a limited partner (LP) to “Know, like, and trust” their general partners (GPs) is good, but you need to do more due diligence (DD) in a syndicated multifamily investment than this. You need to do DD not only on the investment itself but also on the people behind the deal. You are investing in the GPs every bit as much as the asset. They are one in the same. Here are a few things to consider before participating as a limited partner in a multifamily syndication. Book/Podcasts/Social Media All this is great but mostly crap. Vetting deal flow in real estate is pretty easy. Vetting deal flow in PE or VC is a nightmare! The amount of time and money you'll spend on vetting deals can sometimes run you in the hundreds of thousands of dollars and even then you may eventually pass. A lot of emerging managers don't understand nor factor those costs into their firm/fund budgets. Know the rules before you play the game!

I'm a real estate/SEC lawyer, business practice consultant, multifamily syndicator/investor… I wear multiple hats all at once. Yet still, I’m just starting. A pipeline is full of exciting projects, ideas, updates… Here's a whole story of how I got here: 2008: I co-founded Longhorn III Investments LLC (Hard Money Lending Company). The company quickly became the premier hard money lender on nonowner-occupied single-family properties in Texas. 2010: I co-founded Trident Realty Investments LLC, a 506(b) Reg D fund that became the main funding source for Longhorn III, providing $40M+ in lending capital. 2012: I formed Longhorn IV Investments LLC (SFR Operating and Consulting Company). LIVI co-ventures with Building and Land Technology (BLT), a privately held real estate developer, manager, and private equity firm. Longhorn and BLT jointly bought, rehabbed, leased, and property managed over 1,075 single-family rentals. During this time, along with my COO, I developed a proprietary software platform for acquisition and construction management for single-family rental homes. I founded the property management company Lone Star 4 Rent, LLC (Construction & Property Management Company) to have more integration. 2015: The portfolio was sold at a significant profit to a large private Canadian real estate group. At the time of sale, the portfolio was valued at $181M. 2016-2018: US REVI, LLC (SFR Real Estate Company) originated, rehabbed, leased, and eventually facilitated the sale of 1,400 SFRs for Ovation Partners, a $1B private equity firm based in Austin. This portfolio was valued at over $210M. And it generated a substantial gain in sales. Longhorn IV Investments (his SFR acquisitions company) continues to utilize its software and brokerage licenses to service multiple Texas-based funds. Some key highlights from my journey: 1) Bought, rehabbed, leased, property managed and sold 9,500+ SFRs ($1.4B) in TX, MO, KS and IN with several private equity firms; 2) GP/co-GP 7,515 MF Units with AUM just under $1B (in 3 years); 3) GP/co-GP 8 parcels of land (Combined 4,375+ MF Units – current land value of $88M) 4) Developed proprietary real estate software, investor portals and key performance indicators software (KPIs) Feel like only getting started. Empress Homes: You're not comparing apples to apples." 🍎 Prospective Client: What do you mean? EH: Well, look at the bid proposals. What do you notice? PC: Builder A has a Contingency $ in place but no builder fee. PC: Builder B has a Builder Fee in place but no contingency plan. Oh.... I see now. I'm not comparing apples to apples. Why is there so much variance? EH: Well - why is there a variance at a restaurant? Do you expect a superior experience predicated on the price you pay? Do you expect La Caille restaurant to be a different experience than Little Ceasar's? P.C: I get it. Who can I trust? Who can I depend on? Who do I want to work with? EH: Now you're getting somewhere! P.C. - We didn't talk about price. Builder A is charging 18%, Builder B is charging 15% - why is Builder A showing a bid sheet that is less than Builder B? EH: Great question! Be thoughtful in your analysis. Don't succumb to high pressure sales tactics either. This is your home... and this experience is going to last 18-24 months. You're really becoming business partners with your builder. PC: How much do YOU charge? ....... Aah yes. When investing in real estate, offering cash offers to sellers is not enough a lot of the time. Sellers often need more flexibility when it comes to exit strategies, and many are ok with getting less money for their property if that means that the terms of the contract better fit their circumstances. Investors who ignore this and stick to only one exit strategy are missing out on a great number of opportunities. Here are some reasons why being aware of different exit strategies is key: 1. Real estate markets can be volatile. Having multiple exit strategies allows investors to act quickly in response to changing market dynamics. 2. Different situations call for different selling approaches. By utilizing various exit strategies, investors can tailor their approach accordingly. 3. Relying on one exit strategy can expose investors to many risks. Diversifying exit strategies helps spread risk and provides fallback options. 4. What works in one market may not work in another. Having multiple exit strategies allows investors to adapt to changing circumstances. 5.
