Affordable housing begins with the first shovelful: the new construction of Athens Flats is underway. Lindsay Soyka, Paul Connolly, and Josh Perlmutter of R4 Capital and Michael Hopps from R4 Capital Funding were pleased to join the groundbreaking ceremony in Athens, GA. The completion of this project will bring 192 low-income apartment units to this community. Central for the families that will reside there, the location is near shopping – including grocery, employment opportunities, medical and support services and ample transit access. R4 provided $32MM in tax credit equity and R4CF $36.5MM in permanent and construction bond financing.

Adaptive reuse of a property to create affordable housing needs a vision and strategic financing. The transformation from an historic elementary school into low-income senior housing is underway in Peterburg, VA. When completed, Dorsey Flats will consist of the 1939 school updated and renovated to contain 49 units along with the new construction of 46 affordable single-family homes in the historic Delectable Heights neighborhood.
