🗣 Real Talk on Sustainable Real Estate from today's Bisnow event 🗣 "If concrete were a country, it'd be the 3rd highest emitter behind the US & China" 😮 While building energy and carbon data management is well underway, the landscape for embodied carbon is very much still anyone's game. When asked, "how you translate ROI for these sustainability projects to your board?", the Head of Sustainability from a Top 5 REIT said: "We're doing what we have to do to attract the corporate tenants we need to fill our premium office spaces, and they're getting smarter and more strict on sustainability. We're recovering $40mn per year in savings from energy efficiency alone, and since we've been proactive about sustainability we're not worried about Local regs like LL97" 🎤 (Umm **Mic Drop** anyone?!) 🎤 How is Sustainability Impacting Access to Capital? Surprisingly, prioritizing sustainability on the development side is really driving JV Equity partners to the table. Especially capital partners from Europe, where the RE equity market isn't as ripe and ESG regulation is much tighter today. Credit-Wise: The jury is still out. Anecdotally folks saw 5-10bps on Green Loans a few yrs ago, but since rates have tightened and jury is still out on the specific $ at risk for certain properties, not as much discounting is happening here today. 🥧 Sounds like a lot of pie for lenders who can properly model RE ESG Credit Risk!
