As part of the REUNI association, together with Camplus and CampusX , we took part in the conference organized by Scenari Immobiliari. The focus of the discussion was the university residences market and the future of #studenthousing in #Italy, addressing the pressing issue of inadequate student accommodation, especially compared to other European countries.     To overcome this situation, it is essential to mobilize specialized and competent operators attentive to student needs and to foster collaborations between public and private entities, as stated by Maurizio Carvelli, president of REUNI. The association's objective is to expand its membership and engage in dialogue with investors, public entities, and the Ministry to ensure the availability of more student beds and, subsequently, more competitive pricing that caters to the needs of all students and their families. An interesting insight by FIAIP confirms #tourism is an important economic driver for our country. According to the data gathered, the number of short-term leases for tourist use has seen a promising 5% increase compared to 2022, and rental values have also shown a healthy growth of +4% compared to the summer of 2022. This year, a further rise in rental values is expected, marking the third consecutive year of growth, with a projected increase of +7% compared to the summer of 2023. These figures, influenced by factors such as inflation and increased demand, paint a positive picture for #propertyowners. In fact, about 65,800,000 tourists, mainly from North America and China, are expected to visit Italy this year. Turning our attention to #secondhomes, the market is showing a steady and positive trend. Purchases and sales of second homes in Italy have increased by 2.5% over 2022 and a significant 27% over 2021. Projections for 2024 indicate a further increase of +2%, reinforcing the stability and attractiveness of the market for second home owners. "The data regarding the number of tourists and the number of short-term leases for tourist use are certainly encouraging and present several opportunities for landlords. Renting for tourist use is appealing as it presents lower risk of lateness and leaves the possibility of flexible management, for those landlords willing to still use their homes for their own”, states our Managing Director Giulio Limongelli, who continues: “The role of professional operators is still understimated by those choosing to manage their property independently. But by doing so, they turn an opportunity into a criticality if we consider the challenges they have to face such as check-in and check-out, maintenance requests, cleaning, management of guests' needs and many others. The benefits of relying on a professional operator also include greater visibility on the major platforms, leading to a much lower risk of vacancy, more positive reviews, and, consequently, more bookings, without taking into account the valuable support of a team of experts who constantly work for owners, suggesting possible renovations and pricing strategies, considering factors such as location, peak seasons, events, and more. The data also show an increase in buying and selling second homes in this particular niche. The advice of specialized operators is crucial since it ensures that the investment is compliant with owners' goals for their second homes, offering a solution on how to manage the property right from the beginning. In addition to 22 coliving rooms and 5 studios, the building has several shared spaces such as a yoga room, laundry, coworking and a magnificent terrace. Joivy's design & build team took care of the renovation work and our very own Cécile Lours states: "I am very happy to finally see the results of this beautiful project that our team has worked so hard on. We have created an elegant interior design product and are really proud to add such a nice building in the heart of Paris to our portfolio. It’s the accomplishment of working hand and hand with Artqad and Ireo since we drew up the floor plan 3 years ago. We have managed to create 3 coliving apartments and 5 studios on the top floors. The idea was to create a multi-functional building with them so that our apartments perfectly integrate with the lower floors reserved for offices and shops. Then the restructuring started and we followed it closely: only the façade was kept and the whole building was rebuilt almost from scratch floor by floor, with the addition of a 6th level! And we finally handled the construction of the coliving and studio apartments with some of our best partners."
