    CTP shows we can walk the walk with 124,313,101 total steps in June in our 2024 companywide #Walkathon! 👣 At CTP, we have a bit of a reputation for embracing a #fullspeed pace in how we conduct business. 🏁 But we know very well that speed and results are composed of steadfast strides. To hone this in a new fun way, we launched our first-ever companywide Walkathon — a competition for who can take the most steps in one month. 📆 The world of industrial real estate takes a lot of travel and movement.     CTPark Bucharest West's Clubhaus wins Best BREEAM In-Use Non-Residential project at the 2024 BREEAM Awards in London last night! 🏆 Clubahus is an innovative concept of a community facility with many functions and beautiful spaces for its immediate vicinity, which vibrates throughout the industrial park with bicycle and pedestrian infrastructure, with tree alignment, creating quality public space, and to neighbouring villages and towns through investments and environment for business development and job creation. CTP Clubhaus has the power to inspire the entire industrial sector. ✨ Ionut Puiu, Construction Director CTP Romania 💬 "Located in the largest industrial park in Central and Eastern Europe, Clubhaus has established itself as a game-changer for the logistics space market, being designed as a platform for educational events and a hub for meetings, serving the 2,500 employees working in park as well as the community in the area. The prize for the most sustainable non-residential building in existence won at the BREEAM Awards 2024 proves once again the attention that CTP pays to sustainability and is, at the same time, a recognition of Romania's importance on the international map of green buildings." CTP Clubhaus achieved a score of 94.67%, currently the highest BREEAM In-Use score in the world.🌎🔝 The building scored maximum points in the Ecology and Resilience categories and performed exceptionally well in the Water and Health and well-being categories, respectively.     CTP Poland continues to expand, picking up another stellar BREEAM rating along the way 📃 Our team's rigourous efforts have materialised into a BREEAM "Excellent" In-Use rating at CTPark Opole's OPO2AiB building which covers over 12,500 sqm of GLA. This building now joins the OPO3 building, which earlier this year received the BREEAM International New Construction certification at the highest possible level of "Outstanding". 🥇 But why is this important? 🤔 The certification confirms the top standards of the OPO2AiB hall in reducing energy consumption, minimising the amount of waste and pollution generated, or ensuring appropriate working conditions and lower maintenance costs, among others. ✅ The building has also been adapted to allow the installation of photovoltaic panels on the roof, and makes use of intelligent systems for monitoring utility consumption, LED lighting and automatic control of outdoor lighting, helping the building to stand out for its reduced energy consumption. Plus, it features water-saving plumbing fixtures and appliances and a petroleum separator. To ensure the comfort of tenants, CTPark Opole has well-developed bicycle infrastructure, well-equipped social spaces and the ability to regulate the access of natural light and fresh air to the interiors. Furthermore, 30% of the park's land-use is green space. 🌾 This means its tenants will have an extra leg up on achieving their ESG goals, while also ensuring the facility is to the highest standards, in terms of design and function, allowing them to focus on their business with comfort and minimised ulitity costs.     Fact: Since 2015, car production in the CEE countries has increased by 41%.     #UnderTheLens: 7 tips to reduce your business’s energy consumption to save money and help ESG results with Peter Janko, CTP Slovakia's Head of Building Management💡 Reducing costs and reducing environmental impact – these are two challenges on everyone’s mind, particularly in the wake of rising energy costs and ever-rising environmental impact standards. As a real estate solutions provider, CTP is fully aware of how crucial this topic is for our clients who occupy our space.      While we adopt the latest innovations and build to the highest quality to ensure our buildings can operate as efficiently as possible, there are practices that can be carried out to help further reduce day-to-day energy consumption.     Peter shares his practical tips and direct and indirect methods on how to reduce corporate costs through energy-efficient building operations.      📋 1. Energy audit or ISO 50001/14001 An energy audit (EA) is mandatory for every large enterprise. It can also be included in ISO certification of energy or environment management. EA, or the implementation of measures from it, can reduce energy costs in Slovak conditions by an average of 18%.  ��   📊 2. Smart metering   Online monitoring of energy consumption is practical in that you can see your consumption before it appears on your supplier's invoice. You can thus manage not only the consumption itself but also its trajectories, peaks and other unwanted influences.         🌡️ 3. Efficient heating   A balanced combination of a pleasant working environment and reasonable energy consumption can be achieved by maintaining the recommended temperature range of 20-24 °C in offices and 15-20 °C in halls. It is important to realise that every 1 °C increase or decrease in temperature can affect energy consumption by an average of 5%. In addition, it is advisable to consider introducing measures to attenuate temperatures at weekends or when employees are absent.     ❄️ 4. Efficient cooling   During the warm months, the temperature in the office should be in the range of 23-27 °C. In the halls, the range is 22-26 °C. For air conditioning in general, a 1 °C reduction in temperature can be reflected in a 7% increase in energy consumption.     Recently, our Group CFO Richard Wilkinson talked to Bart Gysens at the Morgan Stanely Property Conference in London about the key drivers shaping our market and fueling CTP Group’s growth:   1) 💻 E-commerce: The continuous rise of online shopping is a major driver for I&L RE. As consumer behavior shifts towards more online purchases, the need for efficient logistics and distribution centers increases, making e-commerce a significant contributor to our growth.   2) 🌐 Deglobalisation: Trends such as nearshoring, reshoring, and friendshoring are gaining momentum. Companies are looking to bring production closer to home to mitigate risks associated with long supply chains. This shift is evident in the growing presence of Asian tenants in our portfolio, which has increased from 7% to nearly 10% over the past few years.   3) 🔗Professionalisation of Distribution Value Chains: Companies are increasingly outsourcing logistics to third-party logistics (3PL) providers to enhance efficiency and profitability. This professionalization of distribution helps businesses streamline operations and focus on core competencies, driving demand for our high-quality logistics spaces.   4) ⚠️ Derisking: Recent global events, such as the COVID-19 pandemic, the Suez Canal blockage, and geopolitical tensions, have highlighted the vulnerabilities in long supply chains. Companies are now focusing on reducing risks in their production and distribution networks. By positioning production closer to consumption, businesses can better manage these risks, aligning with the deglobalisation trend.   These trends are integral to our strategy, helping us provide innovative spaces for our diverse international client base to thrive.
