Kolkata IT Hub will feature 𝐨𝐧𝐞 𝐬𝐭𝐚𝐫𝐭𝐮𝐩 𝐞𝐯𝐞𝐫𝐲 𝐰𝐞𝐞𝐤. Good morning, Kolkata! 🌆 We have some exciting news for Kolkata. Kolkata is the next rising star in the GCC space. Kolkata, a city steeped in history and culture, is rapidly becoming a hub for IT and financial services GCCs, thanks to its lower operating costs and access to talent from prestigious institutions 🏙. Several factors are driving this shift towards emerging cities:   * Talent Beyond Tier 1: While major cities have traditionally held the lion's share of skilled professionals, the talent pool is expanding rapidly in smaller cities. This is due in part to government initiatives to promote education and skill development across the country.   * Cost Efficiency: Emerging cities often offer lower operating costs, including real estate, salaries, and taxes. This can be a significant advantage for companies looking to optimise their GCC operations.   * Business Continuity and Resilience: Diversifying GCC locations can enhance business continuity and resilience by reducing the risk of disruptions due to natural disasters, political instability, or other unforeseen events.   * Government Incentives: Many state governments in India offer attractive incentives to businesses setting up operations in their regions. These incentives can include tax breaks, subsidies, and streamlined regulatory processes. According to a recent report by NASSCOM, the number of GCCs in India grew by 11% in 2022, with a significant portion of this growth occurring in Tier 2 and Tier 3 cities. 🗞 Opinion Piece 🗞 Supply Crunch of Office Spaces in Kolkata 🏙 Part 2 🛠 Good morning, Kolkata! A very important The Times Of India report just got released, and we at Kolkata IT Hub could have simply called this another episode of "WE TOLD YOU SO"! 😅 Lets summarise what they have stated - 🔶 The Q2 office leasing for Kolkata crossed just over 11.9 lakh sqft (1.19 million sqft.) taking the net leasing to 1.27 million sqft. It covers 67% of the total office leasing of 2023. 𝐓𝐡𝐢𝐬 𝐢𝐬 𝐭𝐡𝐞 𝐟𝐢𝐫𝐬𝐭 𝐭𝐢𝐦𝐞 𝐭𝐡𝐚𝐭 𝐭𝐡𝐞 𝐥𝐞𝐚𝐬𝐢𝐧𝐠 𝐢𝐧 𝐚 𝐬𝐢𝐧𝐠𝐥𝐞 𝐪𝐮𝐚𝐫𝐭𝐞𝐫 𝐡𝐚𝐬 𝐜𝐫𝐨𝐬𝐬𝐞𝐝 𝐭𝐡𝐞 1 𝐦𝐢𝐥𝐥𝐢𝐨𝐧 𝐬𝐪𝐟𝐭. 𝐦𝐚𝐫𝐤. The record for leasing stands at 1.7 million sqft. for Kolkata. 🔶 The BFSI sector accounts for 57% of the leasing and 36% was accounted for the IT/ITeS sector. 🔶 The president of CREDAI Bengal and the chairman of Merlin Group stated that their upcoming commercial project, The Summit, is nearly 80% booked despite its inauguration being 2 years away. All of this point to the simple fact that we pointed out in Part 1 : 🔷 The demand for offices in Kolkata is sky-high, and if we miss out on it, it would be for supply constraints and not lack of demand. 2.9 crore sqft. of Grade A office stock needs to be expanded. 🔷 With the campus inaugurations of Bengal Silicon Valley, New Town IT Corridor with the likes of Infosys and Fintech Hub with HDFC Bank, tertiary demand will be high and Kolkata won't be able to accommodate unless commercial projects are announced at large scale.
